PE Firms Resume Bidding for China Evergrande's Property Management Unit
nashnova research
PAG, Warburg Pincus, and Trustar Capital are reconsidering bids for a controlling stake in Evergrande Property Services, after exclusive talks with a Guangdong state-backed buyer collapsed — reopening a deal for the $1.6 billion listed unit.
Why are PE firms back at the table?
The Evergrande liquidator's exclusive negotiations with Guangdong Tourism Holdings fell through, pushing the property unit back into an open sale process.
According to Bloomberg, PAG, Warburg Pincus, and Trustar Capital are all preparing bids.
This means → the moment exclusivity lapsed, sidelined buyers moved back in — a sign the asset itself still holds appeal despite the Evergrande brand.
What is Evergrande Property Services actually worth?
The Hong Kong-listed unit is up roughly 2% year-to-date, with a market cap of about $1.6 billion.
In the first half of this year it posted RMB 6.9 billion in revenue and RMB 517 million in net profit — still profitable amid the parent's total collapse.
In plain terms = the parent is in liquidation, but the property management arm still generates cash, and that cash flow is exactly what makes PE firms willing to bid.
How messy is the parent's liquidation?
Founder Hui Ka Yan was sentenced last month to life in prison for fraud — including inflating assets and concealing liabilities.
The court ordered confiscation of his personal assets and fined related entities roughly RMB 15.8 billion; liquidators had previously targeted Hui's estimated $7.7 billion personal wealth for creditor recovery.
Offshore creditors are owed approximately $45 billion in total. This reflects a liquidation far from resolution — the property unit sale is just one piece.
Will a deal actually happen?
Sources stress that discussions are ongoing and may not lead to a formal offer.
Representatives of Evergrande Property Services, PAG, Trustar, and Warburg Pincus all declined to comment.
This means → the renewed interest is a real signal, but between "preparing a bid" and "closing a deal" sit valuation negotiations and liquidator approval — significant uncertainty remains.
